REAL ESTATE  182 +/- Acres with 50 +/- tillable
This farm is enrolled in the Clean and Green program and the total annual property tax bill is approximately $3000.
This is a beautiful property in rural York county, with 50 plus
or minus acres of tillable ground and 130 +/- of wooded
ground with lots of mature timber, great wildlife and good
trails throughout.

121.18 acres of this property which includes the home and the wooded land is subject to an Agricultural conservation easement with the Farm and Natural Lands Trust of York County.  This easement allows for the harvesting of timber and there is a significant amount of it.  Opinions on timber value range from $1500 to $2000 per acre, and as high as $200,000 plus on the total package.

EASEMENT PAPERS - CLICK HERE

Please call Rochelle Black @ 717-843-4411 for details concerning this easement.

FARM MAP - CLICK HERE

This portion also features the Bi-level house built in 1975 with approx 1840 sq ft of living space, 1090 feet on upper level and the lower level is 750 sq ft. nicely finished. This home is nicely appointed and well cared for; with 3 bedrooms and full bath on upper floor and 3/4th bath on lower level. Hot water baseboard heating with oil fired boiler, on site drilled well and septic system. There also is a detached 24 x 28, 2 story cement block garage with bank barn type access to the top level.  The hip roof design allows for a nice usable second floor area.

61.11 acres of this farm which includes most of the tillable land is subject to an agricultural conservation easement with the York County Agricultural Land Preservation Board Program.  This easement does allow for the construction of one dwelling and farm buildings   Please call
Patricia H. McCandless @ 717-840-7400 for details about this easement.

Check back often; as we will provide more details here as we advance this auction.

AUCTIONEERS NOTES; We are pleased to be working for and with the Taylor family on this auction. Their expectations of value are realistic and they are motivated to sell this property. If you are on the market we invite your attention and attendance to this auction!
This is a unique property with a variety of potential uses. There is opportunity here for the Farmer, the Forester and others, including investors.  There is a terrific timber stand which will provide income from the wooded area.
Please do your own due diligence and investigating as to what is required and what is allowed on this property.  We believe the Ag Preserved ground allows for a complete set of farm buildings and a home to be constructed on the 61 +/- acres it encompasses. The 121 +/- acres in the Farm and Natural Lands allows for the harvest of timber and there is five acres around the home that is designated for future out buildings (subject to rules and regulations).  Please direct your questions about the easements to the phone numbers posted above. If you need further input please contact John or Ed.

LOCATION: Property has frontage on Rt 219 just south of Mahaffey and access to Rt 36 is just a short distance via Fox Alley. (See the click to map on this site). It's approx 30 miles southwest of the Clearfield exit of I-80 and 80 miles NE of Pittsburg.  About 1 hour drive from State College and 3.5 hours of drive time from Lancaster Pa.

The 100 acres of open ground was a working farm and had a set of farm buildings on it in the recent past.  See photo's on website.  The farm buildings are long gone and there was an attempt to strip mine a portion of the open ground at some point, however most of the tillable ground was not effected. This open area is  moderately to gently sloping with a large flat portion near the center. It is  surrounded by forest which provides excellent wildlife habitat as well as great views and lots of privacy. Plenty of deer, turkey, small game and an occasional bear on the property.
There was/is a private airport with both E/W and N/S grass runways and one hanger for a small plane. The Air Port has not been used or maintained since the mid 90's but it has every possibility of being functional again. It needs the vegetation cleared in spots.

Natural resources include coal, natural gas, timber, as well as several springs, small streams and a small pond. There are 12 gas wells on the property owned by Fairman Gas Company and the family owns 2 additional wells which have been used in the past to supply the previous owners home. They could be reopened and would be a valuable asset to the next owner. Information on the Coal and Gas rights   will be posted here as soon as we receive the information!

Auction sale will include all of the coal, oil, gas and mineral rights owned by the Eunice Miller Family Limited Partnership. The partnership owns 66.7% of the coal rights on this 400 acre tract of ground which is identified as Tax ID# C11-000-00029MN
Further details will be posted here as soon as we receive the information from the Lawyers! We have been told that the family has a small override or royalty stream of 2.25%.

Some of the local attractions include State Game lands, The Curwensville Dam, The Parker Dam, The Horsehoe Curve and several ski areas and golf courses.

This property is very close to the Mahaffey Camp Meeting Grounds which has year round activities and attracts many visitors through out the year. In addition the West leg of the Susquehanna River is just on the other side of Rt 219, an easy walk from the property.

Brokers Participation; We have an incentive of 1% available for Realtors, brokers and their agents on this piece of real estate. Contact us for details.
